Palms and Mar Vista are adjoining neighborhoods in Los Angeles County. While they are separate communities, their many shared features and amenities as well as their geographic location often lead people to view them as one neighborhood. Palms — originally known as “The Palms” — is the oldest neighborhood to be annexed to the city of Los Angeles. Mar Vista which is connected to Palms at the northeast, was annexed more than a decade later.

In 1997, a new community plan was introduced, creating the collective Palms-Mar Vista-Del Rey-Playa Vista neighborhood. This community plan was created as a guide for future land use and development in the area, including residential, commercial, and industrial zoning.

Palms/Mar Vista is considered as one of the best areas to live anywhere in California. Not only does it have great weather all year round, it also provides plenty of career opportunities.

The Palms features a tight-knit community, where residents take active part in local events. They host the “Bike Rodeo” every year, an event that helps kids (and adults) learn about bike safety.

Meanwhile, Mar Vista is home to Mar Vista Park, which is so popular that it’s shared with other neighboring communities, like Palms. The park boasts a wide range of amenities, including baseball fields, basketball courts, a swimming pool, a hockey rink, a community center, and just about anything you might need for family and sports activities.

Mar Vista is also popular with the younger population because of its proximity to several private and community colleges. The UCLA campus is just a few miles away as well.

The communities of Palms/Mar Vista boast many Mid-Century Modern architecture style homes, as well as several Spanish Colonials.
